The Home Buying Process:

Pre-approved makes you a stronger borrower, because the bank has actually verified income, tax statements and credit.
 
2. BE READY to BUY.  This is a market you MUST be READY to buy in.  Inventory is LOW and buyers are going into multiple offer situations.  In order to take part, you and your agent must be ready.  That is why JOIE SCHUBERT works 24/7.  For your sake, not hers.

Shop.  Get educated by shopping.  Look at the most for the least.  Look at the top 5 high range and the top 5 low range, and the middle 5.  That will tell you what the money for the market is going for in your area. You will feel well-rounded and educated to buy. Some people see one house and buy. Some see 15.  You will know when you walk in the front door.

 Inspections:

Always. Unless YOU decide not to.

After negotiating, we have your inspection.  Most buyers have an inspection.  Very few buyers do not have inspections.  Investors usually do not because they generally are planning to rehab from the bottom up and put everything up to code and so forth anyways and plan for risk.  New home buyers usually do not, as the city inspector, the building inspector and contractors are continually being signed on off as the process goes along.  I highly recommend a home inspection for every purchase, because you never know for sure, and a home inspector is licensed and educated to see and suspect items we would not normally see on our own.  You can pick your own inspector, or Joie has many that can be of service to you.

Home Warranty:

Home warranties can be a part of negotiating and are a good thing to have on the home.  However, like any warranty, they have exclusions and thresholds of what they cover. So be careful to give them more credit than they deserve.  Many different types, companies and levels of coverage exist.
