Why Sell with Joie?

The Sales Process

  1. A preliminary research period and fact gathering session.
  1. An in-home consultation.  I take in the home, the condition and often pictures.  We talk about your goals, and time-frame and motivation.  We talk about what, if anything, you can do the home to improve it to sell faster and for more money sometimes.
  1. I can either come back, (if the home needs more research) or right there on the spot I will give my computed number that I think the home could sell for.  I give a range to you.  You are ultimately in control of what the home sells for, but I prefer to list with the range that I provide to you.  This is always negotiable.  If I list at your price, that is higher than I am comfortable with, we agree on a reduction schedule up front.
  1. Once we have agreed on price, and a I have gone through my marketing plan with you, we take another tour around the home with staging ideas, and suggestions.
  1. We schedule out a time frame to have the home-improvements done, staging and then professional photos.
  1. I am available to manage your project, hire the contractors and make sure the work is done.
  1. I charge a fee for project management, which is usually about 1% of the price of the home.
  1. I have a flat fee of 6% for listings.
  1. I am worth it.  My listings are listed to sell, not to be used as a comparable for everyone else to sell against.  I am direct and easy to work with.  I will map out the process and make sure it happens.
  1. Because I am fun, and the process is stress-free with me.  A one-stop realtor shop.
